33 Storey Twin Towers APPROVED For Development in Fortitude Valley
After EG Funds Management submitted ammendments to their development application for two 33-storey mixed-use towers located at 801 Ann Street and 80 McLachlan Street in November 2023, Brisbane City Council has just approved this development as of August 2024. According to brisbanedevelopment.com "...the proposal is poised to deliver a residential-led development that caters to the evolving needs of Brisbane’s growing population." - consisting of 551 build-to-rent and build-to-sell allotments.
Planners from Urbis highlight that since the initial approval, significant changes such as COVID-19, population growth, and securing the 2032 Olympic Games have influenced the project's evolution. Originally proposed as a 22-storey commercial building in 2015 and 2017, the development now focuses on a community-centered "vertical neighborhood." Both towers will have rooftop recreation decks with a pool, spa, sun deck, dining areas, and more. Level 5 will include gyms, a wellness spa, a library, lounges, and workspaces, with a landscaped central area between the towers.
Designed by renowned architects Rothelowman, the masterminds of Treehouse by Aria, this project is set to inhabit the whole city block bordering Ann, Morgan, Mclachlan and Connor Streets in the Valley. ASPECT Studios has designed a "Quandong Common," a public green space next to the Little B.I.G Foundation, with the quandong tree to be a central feature of the new development. This area will be surrounded by lush greenery, providing a vibrant and welcoming environment for the community. The project incorporates extensive green infrastructure, including deep planting, sky gardens, and landscaped terraces on the podium and rooftop levels. Overall, the development dedicates 2,162 square meters, or 65% of the total site area, to green spaces, emphasizing a commitment to sustainability and urban greenery.
With an expected on-site population of over 1,000 residents, the development aims to boost both day and night-time economies in Fortitude Valley. The planning team suggests that the influx of residents will support local businesses, enhance the area's entertainment precinct, and contribute to its cultural and economic vitality.
